ORDERING PROCESS

  • BOXABL is currently able to ship the Casita to the following states – Alaska, Arizona, California, Connecticut, Delaware, Hawaii, Kansas, New Mexico, Oklahoma, Oregon, Utah, Vermont, West Virginia, and Wyoming.
  • BOXABL’s goal is to obtain approval in all 50 states, as well as internationally. If your location is not listed above, please still begin the order process below and we will be sure to update everyone on new approvals.

You can order a Casita by visiting here. You are able to get an order into the queue for free, or pay a $200 deposit to get priority access to a Casita when your state is approved.

  1. Order details reviewed by BOXABL

You may be contacted by BOXABL to obtain additional information regarding your project.

  2. Order details handed off to a BOXABL dealer in your state

If you are in an approved state where we have dealers set up, you will be put in touch with one of our dealers to coordinate the next steps in your installation.

  3. Dealer reaches out to set up a site survey

The site survey is the first step in the installation process, and is used to determine whether or not your property is a good fit for the Casita. This will be done virtually, or in person, depending on the property.

  4. Dealer provides a quote for the total cost of your project

This quote will include the cost of the Casita, as well as all of the necessary work to install your Casita. Details on the work needed to install a Casita is listed below in the “What Are The Total Costs?” section.

  5. Quote Accepted, Payment Arranged, Contract Signed

Once you’ve accepted the quote for your project, you will be able to obtain financing if necessary prior to signing your contract with the dealer. Financing is not currently handled through BOXABL, but may be explored through your dealer or a financial institution of your choosing.

  6. Permit Application Submitted

Dealer submits site plan, zoning, plan set, utilities, roof, and foundation plans to the state. Permit approval turnaround time varies from a few weeks to a few months depending on your state & jurisdiction.

  7. Permits Approved, Site Prep Completed, Inspections Completed

Once permits are approved, the dealer will begin completing all necessary site preparation work in anticipation of your Casita arriving. Once site preparation is done, all necessary inspections are handled before obtaining permission to build.

  8. Casita Shipment & Installation Crane Scheduled

Your dealer will coordinate with BOXABL to schedule the shipment and delivery of your Casita, as well as work locally to coordinate the crane which is necessary to install the Casita.

  9. Casita Delivered & Installed

Your dealer will handle the installation of your Casita once it arrives onsite. This process is usually completed within a few days.

  10. Certificate Of Occupancy Obtained – Welcome Home!

The $200 deposit will provide you with priority access to receiving your Casita once it is available within your preferred installation state. Be advised, factors such as statewide approval, financing, project type, Casita inventory availability, and more can impact how soon your Casita will be ready for installation. If you have any questions about your order, please email sales@BOXABL.com and we will be happy to assist.

The current cost of the Casita for the unit itself is $60,000. When you place an order for the Casita online, your pricing is not locked in until you’ve received a quote for your total project cost after being passed to a dealer. While we don’t anticipate any changes in cost for the Casita, we cannot predict how the cost of raw materials could change within the timeframe between ordering and receiving your Casita. Once you’ve been contacted by a dealer in your area, your pricing and next steps will be confirmed following a site survey and quote.

When you submit an order for the Casita on our website, your order details will be reviewed to determine if you’re in a state where we are able to sell the Casita. If you’re in an area where we’re currently approved, your order details will be handed off to a BOXABL dealer who will be in touch to discuss the next steps in the process. Installation timing is determined by a few factors such as permit approval time, site preparation, complexity of installation, and unit availability. Your dealer will communicate with you along the way to help better understand the true timing for your project from start to finish. If you are in an area where we aren’t currently approved to sell the Casita, you will be added to our queue for your state and will be updated on approval timelines for your area.

Our Casita does not come with a full-size closet in the current design, but you have the option to purchase our Designer Casita Closet for an additional cost which will be shipped separately. The cost of the Designer Casita Closet has not been finalized. If you are interested in this product, let us know when you place your order, and we can provide a price at that time. The BOXABL Designer Casita closet is about 5’ H x 8’ L x 2’ W.

You can fit a 7ft couch along the wall of the Casita in the current design. There is about 7ft of space along the wall that you can use for your bed. This gives you space for a king-size bed which is just over 6ft wide!

The current design of the Casita incorporates a 30-gallon electric water heater. However, this may be altered in the future

In the current Casita design, the stove and all appliances are electric. There is no option for gas at this point.

At this time, details of an unfurnished Casita, or empty box Casita, have not yet been established, however we do plan to have one in the future. We will provide an update once plans and pricing are available. Please stay tuned on our social media platforms and website for the most updated information.

The Casita is engineered to connect side by side or be stackable. However, the feasibility of stacking units depends on the specific property in question and would require an assessment by a third-party structural engineer.

At this time, details of an ADA Casita have not been established yet. We will provide an update once plans and pricing are available. Please stay tuned on our social media platforms and website for the most updated information.

The Casita is not classified as a manufactured, trailer, or a HUD home. They do not currently fall under the HUD guidelines and are built to a higher code standard than most traditional manufactured homes.

At this point, the Casita does not have any smart home features included from the factory; however, this is something we plan to integrate in the future.

BOXABL currently provides a 12-month limited warranty on the Casita to cover manufacturer defects. The appliances are covered by the individual manufacturers’ warranties.

The type of insurance required depends on how your Casita is being set up. You will need to obtain insurance pertaining to your specific situation. Traditional homeowners’ insurance is available for modular homes.

The Casita has received state modular approval under the residential building code in Arizona, New Mexico, and California. In Alaska, Connecticut, Delaware, Hawaii, Kansas, Oklahoma, Oregon, Utah, Vermont, West Virginia, and Wyoming where there is currently no state modular program, the Casitas may be deployed subject to local jurisdiction approval. In any other state, we are currently unable to sell under the classification of a modular home (residential building code). As we receive additional approvals, we will update people looking to install a Casita in those locations.

BOXABL’s SIP panels, used in the construction of the Casita, meet international building code. You can refer to our panel listing available at https://icc-es.org/report-listing/ESR-4725/.

INTERIOR AND EXTERIOR DESIGN

At present, we are exclusively producing our studio-style Casita, which measures 19ft x 19ft (361 sq. ft.) which comes equipped with a kitchen that features energy-efficient appliances, as well as a bathroom. While we do not currently offer larger sizes or alternative floor plans, our plan is to expand our product offerings in the future. After your Casita is installed, you are able to explore various customization options similar to how you would remodel a house. We recommend working with a contractor to explore the viability and cost of any customizations you’re considering.

In the future, we will be exploring add-ons from the factory that can be installed on your Casita. We will be sure to keep you updated on any further product and accessory offerings from BOXABL.

In the current design, the interior walls are made up of a material called MGO (Magnesium Oxide) which is similar to drywall and sheetrock. Its properties make it fire, mold, water, and insect resistant.

At this time, the Casitas do not have stairs. An external staircase would be required if you have two Casitas stacked on top of each other. We do not currently offer stairs from the factory, so you would need to work with a contractor to install external stairs.

In the current design, there are three different window sizes are 36×72, 36×24, and 36×48. For the most accurate and up-to-date information, please consult our Technical Docs page for our current plan sets. The windows are standard double-pane windows.

In the current design of the Casita, there is a bathroom exhaust fan vent, whole house air intake vent, and plumbing system vents. There are also internal air admittance valves to assist the ventilation in locations where it’s difficult to run vent piping to the exterior.

Inside the Casita, there are 16 receptacles, equaling 29 outlets. In the living room, there are USB outlets in the receptacles. 3 of the receptacles (single outlets) are used for the appliances. Externally, there are 2 receptacles, totaling 4 outlets.

The Casita has a flat roof that has a TPO (Thermoplastic Polyolefin) membrane that is added to the roof during installation. This membrane is watertight, insulated, and snow load rated. Some areas will require a pitched roof, in that case, you will need to add a roof solution on-site with your contractor. In the future, we are exploring a pitched roof system that can be purchased directly through BOXABL as an addition to the standard Casita.

Currently, the standard flat roof is rated at 31lbs per sq. ft. of snow. Depending on your climate zone, a pitched roof may be required to accommodate additional snow load and local code requirements. In that case, you will need to add a roof solution on-site with your contractor. In the future, we are exploring a pitched roof system that can be purchased directly through BOXABL as an addition to the standard Casita.

POWER CONNECTIONS

In the current design, the electrical service of the Casita is 100 amps. The Casita does not include an electric meter.

In the current design, the electrical voltage of the Casita is 240VAC. The outlets are 120VAC.

The Casita is set up to be run off electricity and does not come equipped with any of the hookups required to use gas or propane.

A generator can be used to hook up to the electrical box and power the Casita, assuming it is a large enough generator. The generator would need to be able to service 100 amps. At this point, the Casita is purely electric and does not use gas.

Solar panels would need to be installed after the installation of your Casita is complete. Currently, BOXABL does not provide the option to install solar panels from the factory. Please be advised there will likely be additional costs associated with installing a pitched roof in order for you to install solar on your Casita, but the connections included on the Casita from the factory will allow solar to be integrated if you choose to do so.

The Casita allows for solar panels and external battery storage systems to be installed at your discretion. Be advised, most solar installers require a pitched roof for solar panels to be installed, and the Casita comes with a flat roof from the factory. Any additional cost associated with installing a pitched roof would need to be discussed with a general contractor. Also, the effectiveness and overall impact of installing solar panels & battery storage systems vary from situation to situation, so consulting with a solar company is strongly advised.

Solar panels are designed to help offset your reliance and usage of energy from the connected grid. To gauge the effectiveness of solar panels for your specific situation, a solar company would need to examine your roof pitch, sun exposure, and energy usage history to generate an estimate regarding the ROI & effectiveness of solar panels in your situation. The current electrical draw of the unit is up to 90 amps.

Be advised, most solar companies will require a pitched roof to install solar, and the Casita comes with a flat roof standard from the factory. Any additional cost associated with installing a pitched roof would need to be discussed with your dealer/installer, or with a general contractor after your Casita has already been installed.

TESTING AND DATA

The panels of the Casita undergo an ASTM E2126 cyclic shear test to test their shear load capacity. They are tested for seismic, and a third-party engineer is able to determine the exact capacity of the structure. For more details, refer to the ICC panel listing results found in the Technical Docs page of the BOXABL website.

Lorem ipsum dolor sit amet, consectetur adipiscing elit. Ut elit tellus, luctus nec ullamcorper mattis, pulvinar dapibus leo.

The wind load for the Casita is 127mph (exposure C) and 115mph (exposure B). The Casita was engineered with fire resistance in mind. The interior and exterior of the structure are clad with non-combustible materials.

The standard flat roof is rated at 31 lbs. per square foot of snow. Depending on your climate zone, a pitched roof might need to be installed by a contractor to make it compliant with local guidelines pertaining to the weather in your area. Adding a pitched roof to the Casita would greatly increase the snow load capacity. We recommend working with a third-party contractor to assist in adding a roof if you are interested. BOXABL does plan to have roof kits available in the future.

The only mechanical ventilation is the bathroom exhaust fan. In addition, we have a whole house air intake vent. We may include a ERV system in the future.

The Casita is extremely energy efficient. In fact, it uses a much smaller air conditioning system than a traditional home. The energy efficiency is due to high R-value insulation, tight building envelope, and limited thermal bridging, LED lighting, and energy efficient appliances.

Currently, we do not insulate external hookups. We recommend consulting with local contractors who have knowledge of your specific climate zone regarding any additional insulation or changes that would be necessary for your Casita to be compliant with local codes.

PRICES, DISCOUNTS, PAYMENT

The current cost of the Casita for the unit itself is $60,000. When you place an order for the Casita online, your pricing is not locked in until you’ve received a quote for your total project cost after being passed to a dealer. While we don’t anticipate any changes in cost for the Casita, we cannot predict how the cost of raw materials could change within the timeframe between ordering and receiving your Casita. Once you’ve been contacted by a dealer in your area, your pricing and next steps will be confirmed following a site survey and quote.

In addition to the Casita itself, there are other various project costs associated with your installation. The total cost of your project will vary based on a number of factors including your state, jurisdiction, site preparation, and complexity of installation.

The costs of the items below will be quoted by your BOXABL dealer following the site survey for your property. This information is intended to help understand the scope of work associated with installing a Casita, and not everything may apply to your project.

  • Permit Applications
  • Inspections
  • Site Preparation
  • Foundation
  • State and Local taxes
  • Utility Work
    • Upgrading your main electrical panel may be necessary if installing the Casita as a backyard ADU.
  • Roof Installation
    • Pitched roofs are required in most areas for code compliance.
  • Transportation
    • Units are shipped from our factory in North Las Vegas, Nevada to the installation site.
  • Installation
    • Crane required to lift the Casita off the truck onto the foundation.
    • Work required to set up the Casita and ensure correct installation onsite.

Our pricing strategy is dynamic and depends on various factors, including the cost of raw materials. Therefore, we may adjust the price accordingly in the future, but we constantly strive to offer the best value to our customers.

We are in the process of securing potential partners who can offer financing options to our customers. Our goal is to provide you with a BOXABL Casita that can be financed with a conventional 30-year mortgage. Once partners for financing are secured, we will update our website.

At this time, BOXABL does not have any in-house financing available, but we are working on establishing partnerships with companies that would be able to assist customers in their financing needs.

A mortgage can be shopped through bank or lender. This is similar to financing a traditional home. Your income, assets, credit score, and other factors will affect your chances of getting approved and the interest rate you will pay. Please keep in mind that some banks have minimum square footage restrictions and you may need to shop around to find a feasible solution.

SHIPPING & DELIVERY

  • BOXABL currently has statewide approval to sell the Casita in Arizona, California, and New Mexico. Customers in Utah, Oklahoma, Oregon, Hawaii, Kansas, West Virginia, Vermont, or Alaska may also be able to purchase a Casita, but the plans need to be approved by their local building department.
  • BOXABL is working on obtaining statewide approvals in the remaining 50 states. If your state is not listed above, please still fill out the order form below & we will be in contact once we have more information on your area.
  • Local zoning and other factors also play a role in whether you’re able to install a Casita in your area. If you’re in a state listed above, your order details will be handed off to a BOXABL dealer who will connect with you to complete a site survey and determine whether a Casita is a fit for your project.

The shipping cost varies depending on the distance from our location in North Las Vegas, NV. A reasonable estimate would be between $5 and $8 per mile. Your quote for shipping cost will be provided by your dealer and will be included in the total project quote that they provide following your site survey.

The unit folds up to 19’ L x 8’6″ W x 12’4″ H, weighing 13,000lbs. With this size, an oversize load shipping permit is not needed.

Due to the height of the unit, a truck with a lowboy trailer would be used for delivery. The weight of the unit is 13,000 pounds, excluding any trailers, so the towing capacity of the truck would need to be able to accommodate the total weight.

At this point, a licensed, bonded, and insured transportation company is required to transport the Casita. If you own/operate a qualified transportation company, we will discuss the possibility on a one-to-one basis at the time your order is ready to ship.

INSTALLATION

After your order has been place, we’ve determined that you’re in one of our approved states, and your position in the order queue is reached, we will work to put you in touch with one of our preferred BOXABL dealers in your state. They will coordinate with you to set up a site survey, generate a quote for the total costs associated with your project, and ultimately work with you along the way until your Casita has been installed.

The Casita is a modular home that can be easily installed on-site much faster than a traditional home is constructed. It takes about an hour to unfold, and installation is typically completed in a day

Our BOXABL Casitas require expert installation to ensure quality and safety. We currently offer training classes at our North Las Vegas, NV location for our dealers to attend in order to learn how to properly install the Casita, as well as learn everything that is required throughout the process. Dealers who have successfully completed our installer training course will have a “Preferred” badge attached to their listing on our BOXABL Directory.

Our BOXABL Casitas require expert installation to ensure quality and safety. If you are interested in installing the Casita, you would need to become a preferred BOXABL installer. We offer monthly training classes for those who want to learn the best practices and techniques to become preferred installers.

A crane, forklift, or telehandler (with appropriate capacity) is necessary to move and unfold the Casita at the installation location. The forklift or telehandler can assist in lifting the Casita from the bottom or the sides.

Land requirements are dependent on local ordinances and building codes. Please contact your local housing authorities to determine what your requirements are.

The preferred BOXABL dealer will be able to provide you with the required foundation details for your project following their site survey. The Casita is a versatile structure that can be mounted on different types of foundations, including piers, concrete slabs, or stem walls. Casita demands minimal support and can be easily mounted on any chosen foundation using our specialized connection plates. The selection of the foundation can be tailored to suit your local conditions and soil type. Moreover, the Casita’s sturdy floor guarantees a stable and secure structure. Be sure to check out your local regulations for what is required for your area.

Prior to delivery and installation, the Casita owner is responsible for providing electrical, water, and sewage hookup as well as providing the foundation.

The Casita is delivered ready to be plugged into the site, but the site work is not included and must be set up in advance. As a BOXABL owner, it is your responsibility to ensure that all site requirements are already in place before delivery. Plumbing and electrical are pre-installed, so all you need to do is have a preferred BOXABL installer connect it to your site.

We are not currently offering off-grid packages, but the units are compatible with off-grid systems. You would just need something to power the electricity, a water source, and someplace for your waste to go.

If you are interested in downloading the current blueprints/plan sets that are available, please visit the Technical Docs page of the BOXABL website. Please note that the blueprints you see on our website have only been approved to the state(s) listed there.

The Regulation A offering is also available on StartEngine; however, there are additional fees associated with investments made through any platform that is not the BOXABL website.

Based on the number of shares outstanding on a fully diluted basis (4,199,084,525) and a price per share of $0.80 we would arrive at a valuation of $3,477,256,836. DealMaker Securities does not conduct valuation analysis.

Because we are a startup company in a high growth phase, any projections on potential return would be highly speculative and as such, we are not providing any forward projections.

BOXABL does plan to become tradable on the stock market through IPO, SPAC, or Direct Listing, but right now, we cannot give an exact timeframe. We will do whatever is best for the company and shareholders, but of course, we are very eager to become a public company and are working hard to make this happen.

If BOXABL goes public, existing BOXABL shareholders will be able to move their shares to a public market brokerage firm. All preferred stock will convert to common stock upon IPO. At this time, it is unknown if there will be lock-up periods or restrictions for existing shareholders.

Because we are a startup company in a high growth phase, any profit is going back into the company, and we do not plan to issue dividends in the foreseeable future.

BOXABL’s transfer agent keeps a 3rd party record of the investor records over time. Additionally, the transfer agent helps to facilitate private share transfers, but ultimate approval for share transfers remains with BOXABL. BOXABL’s current transfer agent is ‘TransferOnline’. If you need to contact ‘TransferOnline’, please reach out to them at info@transferonline.com. Previous transfer agents that BOXABL has used are ‘Colonial Stock’ and ‘KoreConX’. If you previously had records on the old platforms, your share information was automatically moved to the new platform. All investments are Book Entry, which means the shares are held in the records of the company.

The transfer of any securities to another party may be restricted and is subject to the terms of the Fourth Amended and Restated Stockholders’ Agreement. If you have an interest in pursuing that option, please email invest@BOXABL.com and provide the email address you used to complete the investment and what type of transfer you are looking to do.

Generally, an accredited investor, in the context of a natural person, includes anyone who: earned income that exceeded $200,000 (or $300,000 together with a spouse or spousal equivalent) in each of the prior two years, and reasonably expects the same for the current year. There are other categories of accredited investors that you may view here or on the SEC website.

Regulation A, or simply Reg A, is a type of exemption from registration for securities that are offered publicly. Reg A offerings are a form of crowdfunding and are popular with non-accredited investors who wish to gain access to company private placements (buying shares of private companies). The main advantage of a Reg A offering is that you do not need to be an accredited investor to invest.

For the Regulation D Subscription Agreement, please click here. For the Regulation A offering circular, please click here.

In an accredited Regulation D offering, BOXABL is able to offer theoretically unlimited investment, on any time frame, to qualifying accredited investors.

In a non-accredited Regulation A offering, BOXABL is only able to offer SEC limited funding amounts, for a given period of time, to all investors. As of 7/25/2023, the SEC limits Regulation A offerings to $75 million on a 12-month rolling basis.

For specifics on the difference between the BOXABL Regulation D and Regulation A offerings, please see the corresponding offering documents. For the Regulation D Subscription Agreement, please click here. For the Regulation A Offering Circular, click here.
